What is a property inspection (état des lieux)?
It’s a detailed, photographic record of a property’s condition at a given moment — both on move-in and move-out. It protects tenant and owner alike in any dispute over the security deposit.
Do you carry out pre-works inspections?
Yes. Before works begin in Monaco, a survey of neighbouring apartments is strongly recommended to protect both the project owner and the neighbours. We produce these reports.
How long does it take?
Depending on size and furnishings, typically 50 minutes to 2.5 hours. We document every room thoroughly, without rushing.
When do I receive the report?
Booking and the inspection take place at your chosen slot. The full PDF report, with photos and descriptions, is then delivered within 24 to 48 working hours.
Do you cover the whole Principality?
Yes — from the Carré d’Or to Fontvieille, Monte-Carlo to Larvotto, we cover the entire Monegasque territory.
Do I need to be present on the day?
Each party must be present or represented. A power of attorney may be presented on the day; we can also operate with keys provided by the agency.
Which languages do you work in?
Our inspections and reports are carried out in French.
